You've all seen the headlines about HST rebates for new homes in Ontario... $50,000. $80,000. $130,000. First-time buyers. All buyers. Federal. Provincial.

It's noisy. And I've seen a lot incomplete and incorrect information out there.

So, I put together a couple of resources to clarify.

The first is a video. I walk through all the programs, who qualifies for each, how much you can save, and most importantly, which ones are actually in effect right now versus which ones are still proposed and not yet law.

The second is a worksheet. It maps the programs side by side as a reference tool — who qualifies, the maximum savings, and the current status. I'll keep it updated as things change.

One thing worth flagging for now: the two largest proposed rebates — the Ontario First-Time Buyer Provincial Rebate and the Ontario Enhanced Rebate from the 2026 Budget — are not yet in effect.

The expectation is that both programs will be implemented. But technically they're still only proposed.
