Before anything else, Zachary reviews the Agreement of Purchase and Sale (APS) to confirm that the terms are accurate and that your interests are properly protected. This includes verifying the purchase price, deposit amount, title conditions, and closing timelines. For buyers, this includes confirming deposit terms, title conditions, and closing timelines.

Condominium Status Certificate Review

For condominium purchases, Zachary conducts a detailed Status Certificate review to identify potential issues—such as special assessments, reserve fund shortfalls, or upcoming maintenance projects—that could affect ownership costs or resale value. The findings are explained in plain language so clients can make informed decisions.

Title Search and Due Diligence

The title search confirms legal ownership, boundaries, and any registered easements, liens, or encumbrances affecting the property. Zachary’s office reviews title early in the process and works to resolve any issues before closing, helping ensure the buyer receives clear title and that the transaction complies with the Planning Act and applicable municipal requirements. We also arrange title insurance to provide additional protection against unforeseen title defects.

Mortgage Coordination

If the transaction involves financing, Zachary’s team coordinates directly with the mortgage lender to receive and review mortgage instructions and interest rates. Signing Appointment

Closing Day

On closing day, Zachary’s office handles the exchange of closing funds, registration of the transfer and mortgage, and final reporting. Once title is registered, keys are released to the buyer and confirmation is provided to all parties. Clients also receive a detailed final report and copies of all registered documents for their records.
