With the prices of homes in Ontario continuing to rise along with interest rates, more and more people are finding it difficult to purchase their first home. To help ease the financial burden, first-time homebuyers may be eligible for a rebate of all or part of the land transfer tax they pay at closing for up to $4,000.

Conditions for Receiving a Transfer Tax Rebate

  • The owner must be at least eighteen years old

If you qualify, you can receive the rebate immediately if the transfer is recorded electronically and the necessary documentation is submitted. This may be used to offset the total closing costs balance that is due at closing. 

Otherwise, a paper form can be used to claim a transfer tax refund from the Land Registry Office or the Ministry of Finance. 

Municipal Land Transfer Tax (Toronto)

In addition to the provincial Land Transfer Tax (LTT), buyers in Toronto face an additional Municipal Land Transfer Tax (MLTT), which effectively doubles the tax burden. While the provincial rebate for first-time homebuyers is capped at $4,000, Toronto offers an additional rebate of up to $4,475 for those purchasing within city limits.

The conditions for qualifying for the MLTT rebate mirror those of the provincial rebate. However, it’s important to note that this rebate applies only to Toronto properties, as other municipalities in Ontario do not levy a municipal land transfer tax.
