Every residential tenancy in Ontario needs to use the province’s Standard Form of Lease.

You can find the official version here if you haven’t seen it lately.

It’s a solid framework — simple, accessible, and mandatory.

But it can also feel… limited.

That’s why Section 15 of the lease gives you room to include Additional Terms — custom clauses that clarify expectations and cover things the standard form leaves out.

Of course, those Additional Terms have to fit within the Residential Tenancies Act. If they conflict with it, they’re unenforceable.

So, I built something to help.

I went through all the lease clauses I’ve drafted, reviewed, and revised over the years — cross-referenced them with case law and LTB outcomes — and built a recommended Additional Terms & Rules document you can add to your leases.

It covers everything from move-in requirements to additional entry rights, plus a few clauses you might not have thought about.
